A 131-meter, 36-floor mixed-use tower in the Downtown district of Egypt's New Administrative Capital, overlooking the Green River park and the Mohamed bin Zayed axis. Also called 31N, it was Nile Developments' first project in the capital, with shops, restaurants, offices, clinics and serviced apartments, and an investment of about EGP 4.5 billion.
Excavation started in July 2021. Salama Structural Engineers and ACE Moharram Bakhoum handle the structure and SIAC is the main contractor. In February 2025 the developer signed Integrated Façade Solution (formerly Alico Egypt) to install a unitized glass facade. No completion date has been confirmed.
