A 36-floor hotel and condominium tower planned at Kapiolani Boulevard and Atkinson Drive, across from the Hawaii Convention Center. It was announced as the Mandarin Oriental Honolulu, with 125 hotel rooms below 99 luxury condos.
Ground was broken in 2020, and work was set to restart in 2022 after a pandemic delay, but the site has sat idle behind construction walls. In October 2025 the developer said the project would move forward in early 2026.
