A 51-story office and condo tower built in the air above the tracks of South Station, the busiest transit hub in New England. Eight columns between the tracks carry the tower, part of which leans out over the station's atrium. It holds about 680,000 square feet of offices, 166 Ritz-Carlton condos from the 36th floor up, and a one-acre private park on the 11th floor.
The idea goes back to Tufts University in the 1970s. Hines got city approval in 2006, then the recession stalled it until 2016. Building started in January 2020 and finished in September 2025, at a cost of about $1.5 billion that also paid for a bigger bus terminal. JPMorgan Chase is the largest office tenant, and condos have sold for $1.26 million to $14.1 million. The Boston Globe has called it possibly Boston's last skyscraper for a long time.
